As part of the Cyclical Inspection Program — mandated by the Department of Revenue (DOR) and the Bureau of Local Assessment (BLA) — properties that have not been inspected within the last ten years are due for an updated assessment. If you received a postcard from the Assessor’s Office, your property is scheduled for an upcoming inspection.
The Town has engaged KRT Appraisal to conduct on-site visits on behalf of the Assessor’s Office. When a Data Collector visits your home, please allow them inside to verify the property record card on file with the Town. For your peace of mind, all Data Collectors will carry a photo ID and an introduction letter from our Assessor. Their vehicle will display an Assessor’s Office magnet and be registered with the Williamstown Police Department.

What is a Cyclical Inspection Program?
A cyclical inspection program is mandated by the Department of Revenue (DOR) – Bureau of Local Assessment (BLA) and requires a Board of Assessors or their representatives to measure and inspect all improved property at least once in a ten-year period.
Why is a Cyclical Inspection Program necessary?
Cyclical Inspections are necessary to ensure that the data used to determine the value of a property is accurate. Accurate data is a fundamental element in delivering accurate assessments thereby ensuring all property owners pay only their fair share of the tax levy; no more – no less.
Who does the Cyclical Inspection work?
Cyclical Inspections are performed by an appraisal vendor retained by a Board of Assessors. They are recognized by the DOR-BLA and the Assessors as experienced and competent at collecting property data. Williamstown has retained the services of KRT Appraisal. How will I be able to identify the data collector?
Each data collector will prominently display an official photo identification badge and carry a letter of introduction, a business card from the Assessor’s office and a copy of your property record card. The Williamstown Police Department will have a copy of the data collector’s driver’s license and the make, model, color, and registration of their vehicle. The data collector’s cell phone number will also be known to the PD. If you are unsure with whom you are speaking, please call the Assessor’s office at 413-597-8320 with questions or concerns.
What can I expect when a data collector visits my property?
A week or two prior to their visit, a postcard will be sent to your mailing address announcing the start of the program. It will state the name of your assigned data collector(s), and it will advise you of what to expect during the inspection process. A typical inspection normally takes between 10 – 15 minutes to complete. On the day of your inspection, the data collector will first make their presence known by knocking on your door to introduce themselves and present their credentials. At that time, you will be asked to allow for an interior and exterior inspection. It is your right to refuse one or both, however, doing so will force the data collector to estimate the quality of the grade, condition, and size of your home.
