Individuals and families can now apply for one of 28 new affordable rental apartments at River Lofts, 250 Water Street — made possible in part by over $2 million in Town of Williamstown investments, including funds voted by residents at Town Meeting and contributions from the Williamstown Affordable Housing Trust.

The Town has invested $2,005,000 across this development — $480,000 specifically for River Lofts — to ensure that new housing on Water Street includes affordable options for Williamstown families.
Who Can Apply
River Lofts affordable apartments are deed-restricted in perpetuity for households earning 80% or less of Berkshire County’s Area Median Income (AMI). Current income limits for 2026 are:
- 1-person household: $73,000
- 2-person household: $83,850
- 3-person household: $94,350
More information about income limits available at Massachusetts Housing Partnership. Several units set aside for applicants that are at or below 30% of the median income. Rent for these units will be 30% of household adjusted gross income.

About the Town's Investment
River Lofts is part of the Cable Mills development on Water Street. The Town of Williamstown has contributed $2,005,000 to the project over two rounds: $1,525,000 in Community Preservation Act funds committed at the 2007 Annual Town Meeting, and $480,000 for River Lofts specifically ($400,000 from the Town and $80,000 from the Williamstown Affordable Housing Trust Fund). Across all phases, 41 of the development’s 135 homes will be income-restricted. All 54 River Lofts were designed to be energy-efficient. This accords with the Town’s master plan, Envisioning Williamstown 2035.
